Roof Questions Bellevue Homeowners Ask Us

These are the questions that do not fit on our other guide pages. If yours is not here, call or text (425) 522-5354.

Can I roof my own house?

You are allowed to work on your own house, but a full re-roof is not a good do-it-yourself job. Falls from roofs cause serious injuries every year, and Bellevue roofs are often steep, high and slick with moss. Shingle makers' warranties depend on correct installation, and mistakes in flashing do not show until the first wind-driven rain. Small jobs from a ladder, such as clearing gutters, are a different matter if you are careful.

Is it safe to walk on my roof?

It is best not to walk on your roof. Wet shingles, moss, algae and loose needles are all slippery, and cedar shake is worse. Walking also wears the granules off shingles and can crack old or cold ones. Look from the ground with binoculars, or from a ladder at the eave. Roofers use fall protection and know where to step.

Will the crew clean up the nails?

Yes. Clean-up is part of the job. Tarps go down around the house before tear-off to catch debris, and the lawn, beds and driveway are swept with a rolling magnet to pick up nails afterward. Our crew completes the work, cleans up and walks the job with you. If you find a stray nail later, call us.

Will a new roof lower my energy bill or insurance?

A new roof may lower your energy bill a little, mainly if the job also fixes ventilation or adds insulation. The roofing itself has a small effect in this mild climate. On insurance, some companies price a newer roof more favorably, and some limit coverage on old ones. Ask your agent. We promise no saving on either.

Does a new roof add value to the house?

A new roof does add value, mostly by removing a reason for buyers to walk away or ask for money off. A worn or mossy roof shows up in every inspection report. We publish no resale figure, because the return depends on the house, the neighborhood and the market that year.

Do you work on businesses and multi-unit buildings?

Yes. The Bellevue Roofers works on flat commercial roofs and pitched residential roofs, for a business, an apartment building or a condo association as well as for houses. We install and repair TPO, PVC, EPDM, modified bitumen and built-up roof systems, and sheet metal.

Do you give free estimates?

Yes. We give free estimates and free inspections with photos and a written quote. Call or text (425) 522-5354, or send the form on this site.

Which towns do you serve?

We serve Bellevue and the nearby Eastside: Kirkland, Redmond, Mercer Island, Issaquah, Sammamish, Newcastle, Renton, Medina, Clyde Hill, Woodinville, Bothell and Kenmore.

Are you licensed and insured?

Yes. The Bellevue Roofers is licensed and insured. In Washington that means registration as a contractor with the Department of Labor & Industries, which requires a surety bond and liability insurance. You can look up any contractor on L&I's Verify a Contractor tool.

Do you remove snow from roofs?

Yes, when it is needed, which in Bellevue is not often. Lowland snow usually melts within days. After a rare heavy, wet snowfall, flat and low-slope roofs with blocked drains are the ones to watch. Do not climb onto a snowy roof yourself.

A tree fell on my roof. Who do I call first?

If anyone is hurt or the tree is on power lines, call 911 and the utility first. Then call us for an emergency tarp, and call your insurer. A tree service usually has to lift the tree off before the roof can be covered, so those two jobs are coordinated. Take photos before anything is moved, if it is safe to do so.

A free roof inspection with photos and a written quote is the only way to get a real price for your roof. Call or text The Bellevue Roofers at (425) 522-5354.
